Light Saturation
The Snake River flows East-West below the property. As the suns traverses East-West, the light saturation soaks vines from above and below as the light reflects off the river. Over 900 feet (270 meters) of frontage in line of sight with the river reflect the morning, afternoon and evening sun off the river into the undercarriage of the canopy.
Reduced Powdery Mildew Pressure and Cold Damage
The property sits above the Snake River in a gorge below the plateau above. The thermals in the morning bring a breeze up the gorge, while near sunset the cool dense air slides down the gorge to the river. The thermals create a near constant breeze reducing powdery mildew pressure and cold damage.
Fallow Sandy Loam Soil
The sandy loam soil offers excellent drainage but also has clay for water retention to reduce drought pressure. The majority of the 14 acres have been fallow for more than 10 years.
